Why homeowners in San Clemente call us

San Clemente’s hillside coastal homes face ocean humidity and slope drainage that can drive moisture into lower levels and foundations. We find the source and confirm the mold with an accredited lab, not a handheld reading.

Questions

Common questions in San Clemente

San Clemente is nearly all white stucco with clay tile roofs. Does that combination give you failure points you do not see elsewhere?
Clay tile roofs here are low pitched, and a low pitched tile system depends entirely on the concealed components underneath doing their job. If one of those components fails, more often than not the whole system fails with it. Stucco is not a waterproofing membrane either. Before restuccoing and painting, the waterproofing barrier behind it has to be sound, because once moisture reaches a compromised barrier it gets concealed inside the wall cavity, and that is exactly the environment where mold amplifies.
The Pier Bowl cottages are close to a century old and Talega is inland, newer and up on the hills. What do you find in one that you never find in the other?
The century old homes carry the combination of age, marine humidity, and decades of accumulated repairs and construction. Every one of those alterations can hide something, and those issues are not identified until the home is properly inspected.
A lot of the hillside homes are split level with tucked under or subterranean garages. What turns up in those?
Water migrating out of the soil through the concrete walls, which shows up as vapor diffusion, structural damage and foundation movement.
San Clemente sits further south and more exposed than Newport. Does salt air and wind driven rain do something here that the marine layer alone does not?
Yes. Corrosion of metal framing, gutters and downspout systems, which then compromises roof drainage, and stucco damage from absorbing more moisture than it is able to shed.
If hillside drainage is wetting my San Clemente home, should I have a moisture inspection before indoor air quality testing?

Yes. We would investigate the moisture pathway first, because air testing cannot tell us how hillside water is entering the building. On a sloped property we would examine accessible uphill walls, lower rooms, crawlspaces, and areas near exterior drainage.

The timing matters too. Does the dampness appear after rain, irrigation, or both? Moisture measurements help identify affected materials, and mold sampling may be useful when the inspection reveals a reason to collect it.

San Clemente has documented hillside drainage and erosion problems, but that does not mean every hillside home has indoor mold. If there are signs of slope movement or structural distress, a geotechnical or structural professional needs to evaluate those separately.
