What happens during a mold inspection?

We start with your history, walk the property for visible growth and for the conditions that create it, then use moisture meters and thermal imaging to find dampness behind walls, ceilings, and floors. Where sampling will actually answer a question, we collect air or surface samples and send them to an accredited laboratory. You receive a written report with what we found, where the water is coming from, what the laboratory results mean, and what to do next.

Question 2

I can already see the mold. Do I still need an inspection?

Accepted Answer

Usually yes, and not for the reason you would expect. Seeing mold tells you there is a problem. It does not tell you how far it extends behind the surface, what is feeding it, whether the air in the rest of the house is affected, or what scope of work a contractor should actually be quoting. That is what a remediation contractor, an insurer, or an attorney needs, and none of it is visible from the stain.

How do you find mold behind a wall without opening it?

Accepted Answer

By following the water. Moisture meters read the moisture content of building materials through the surface, and a thermal camera shows the temperature differences that wet material creates behind paint, tile, and drywall. Neither one sees mold directly. What they do is find the damp, and mold does not grow where it is dry, so the damp is where we look.

What is the difference between a mold inspection and a mold test?

The inspection is the diagnosis and the test is one of the instruments. Inspection means assessing the property, finding the moisture, and working out what is happening. Testing means collecting samples for laboratory analysis to identify what is present and in what concentration. A test without an inspection gives you a number with no explanation, which is why we never sell one on its own.

Will you find the leak, or only the mold?

Accepted Answer

Both, and the leak is the more important half. Mold is a symptom and water is the cause, so if the source is not identified and corrected, the mold returns after any cleanup and you pay twice. Our process is built around locating the water intrusion, whether that is a roof, a window flashing, a slab leak, a supply line, condensation on an air conditioning line, or simply a bathroom with no working exhaust fan.

Will you tell me what the cleanup should cost?

Accepted Answer

We will tell you the scope, which is what actually drives the cost, and we will not quote the work itself, because we do not do it. Your report describes the affected areas, the materials involved, and what the remediation needs to accomplish, in enough detail that two contractors bidding from it are bidding on the same job. That is what stops you comparing two numbers that mean different things.

What if you do not find anything?

Accepted Answer

Then you get a report that says so, and that is a real result rather than a failed inspection. Documented evidence that the property is clear is exactly what you need for a purchase, a sale, a claim, a dispute, or your own peace of mind. We have never seen a reason to manufacture a finding, because we are not selling the cleanup.

Question 8

My home inspector already looked for mold. Why would I need you?

Accepted Answer

Because a general home inspection is broad and shallow on this specific issue. A home inspector covers the whole structure and its systems, and when something looks like mold the appropriate response is to flag it for a specialist rather than to characterize it. We go the other direction, narrow and deep, on moisture, mold, and air quality, with instruments and accredited laboratory analysis behind the conclusion instead of a visual note.

Can you inspect just one room instead of the whole house?

Accepted Answer

Yes, and sometimes that is the right call, for example a single bathroom after a known leak or a bedroom where a child is symptomatic. We will tell you honestly when a limited scope answers your question and when it will not, because moisture travels and the room with the stain is often not the room with the problem.

Do you inspect the heating and air conditioning system?

Accepted Answer

Yes, where it is warranted. An air handler, a condensate line, or a return plenum with moisture in it will distribute spores through every room the system serves, which is how a problem in one closet becomes a whole house complaint. Where the system is implicated we assess it and sample the air it is moving.
