Mold Investigation Process

Find the water, not just the mold

Mold is a symptom; water is the cause. Our process centers on locating the moisture source with meters and thermal imaging, so the fix actually holds instead of the mold returning after cleanup.

How a mold investigation actually runs

Mold is a symptom and water is the cause, so the process centers on finding the moisture source, not just documenting the growth.

✓

1. History & moisture review

We start with your account of what you are seeing, the water history, and any prior work.
✓

2. Visual survey

A walk of the property for visible and hidden mold and the conditions feeding it.
✓

3. Source detection

Moisture meters and thermal imaging locate the water intrusion behind the mold.
✓

4. Targeted sampling

Air and surface samples collected only where they will actually answer the question.
✓

5. Accredited-lab analysis

An independent laboratory identifies the mold type and concentration present.
✓

6. Report & next steps

A written report with findings, what they mean, and clear next steps you can act on.

Why GPMI

Independent, so the findings stay honest

We inspect and test only, and never sell remediation, so what our report says is driven by the property, not by a cleanup we are trying to sell you. That independence, backed by accredited-lab analysis and our certifications, is why homeowners, buyers, attorneys, physicians, and insurers rely on our findings.

Investigation process FAQ

Straight answers from a certified, independent team.

What are the steps in your mold investigation?
Six. We review your history and the property's moisture record. We walk the property visually for growth and for the conditions that produce it. We locate the water intrusion with moisture meters and thermal imaging. We take targeted samples only where they will answer a question. An accredited laboratory analyzes them. Then we deliver a written report with findings, what they mean, and clear next steps, and we walk you through it.
Why does finding the moisture source matter so much?
Because mold is the symptom and water is the cause, and treating a symptom you have not diagnosed is how people pay twice. Remediate without correcting the source and the growth returns, usually within months, into materials that are now more damaged than they were. Every part of our process is arranged around finding the water, which is also the part most low cost inspections skip, because it takes the most time.
How do you decide where to take samples?
The visual and moisture survey decides it, which is why the survey comes first. Samples are collected where they will actually answer a question, not distributed evenly around a house to look thorough. That keeps the sample count honest, keeps the cost defensible, and produces a report where every result has a reason for existing.
What equipment do you use?
Moisture meters, which read the moisture content of building materials through the surface. Thermal imaging cameras, which reveal the temperature differences created by water behind walls, ceilings, and floors. Air sampling pumps and cassettes, surface swabs and tape lifts, and wall cavity sampling equipment. Instruments find where to look. The accredited laboratory determines what is there. Neither substitutes for the other, and a handheld reading on its own is not a finding.
How long does the whole process take?
The on-site work is typically a few hours for a home, depending on the size of the property and the amount of sampling. Laboratory results follow in a few business days, after which we walk you through the report and the recommendations. Larger properties and commercial buildings take longer on-site and are scheduled around your operations.
Is your process actually objective, or is that just marketing?
It is structural rather than aspirational. We do not perform remediation, do not subcontract it, and take no referral fee or commission from anyone who does. Every possible outcome of your inspection pays us the same. That is what makes objectivity a fact about our business model rather than a promise about our character, and it is the only version worth relying on.
What do I do with the findings?
Use them. Scope and price remediation with a contractor you choose, support an insurance claim, document a real estate transaction, or give your attorney the factual foundation of a matter. The report is written to be handed to somebody else, and we are happy to speak to whoever you hand it to.
Do you come back after the work is done?
Yes, and it is a good idea. Independent post-remediation clearance testing verifies that the work achieved what it was supposed to, before containment comes down and before the area is rebuilt. Using us at both ends brackets the remediation with documentation from a party that did not perform it, which is the arrangement everyone downstream will want to see.
What if you cannot find the source on the first visit?
We tell you that plainly rather than picking a plausible answer. Some water intrusions are intermittent, appearing only in driving rain, only when a particular fixture runs, or only in a specific season, and no instrument finds a leak that is not leaking that day. In those cases we document what we did find, describe the conditions that would need to be present, and where it is useful we return during or after a rain event to catch it.
How much does a mold investigation cost?
It depends on the size of the property and how much sampling the situation calls for, and we quote a clear, itemized price before we start. Because we only inspect and test, the scope reflects what the property needs rather than what a downstream cleanup would be worth.
