If the same company tests for mold and also removes it, how do I know the findings are honest?

You do not, and that is the whole reason we exist. When one company decides how big your problem is and then sells you the cleanup for it, the incentive runs one way. We inspect and test only. We have never performed remediation, we do not subcontract it, and we take no fee, commission, or referral payment from the contractors you go on to hire. Whatever our report says about your property, we make exactly the same money.

Do you remove or remediate the mold you find?

No, and we never have. We find the mold, we find the water causing it, we document both with accredited laboratory analysis, and we hand you a report you take to a remediation contractor of your choosing. Keeping those two jobs in separate hands is the standard in every state that regulates this work, including Texas, Florida, and New York, and it is why our findings carry weight with insurers, buyers, and attorneys.

Our credentials sit with the American Council for Accredited Certification, the Institute of Inspection, Cleaning and Restoration Certification, the Certified Structural Mold Inspector program, and MICRO, and we maintain them through ongoing continuing education rather than earning them once. The one worth understanding is the American Council for Accredited Certification, which certifies individual indoor environmental professionals against experience requirements and an examination, and which is itself accredited by the Council of Engineering and Scientific Specialty Boards. That is an independent check on the credential, which matters in a field where anyone can print a certificate.

Does California license mold inspectors?

The California Department of Public Health states plainly that California has no state regulations for mold inspection, assessment, or remediation, and no license exists for any of it. Anyone can call themselves a mold inspector here tomorrow. That is precisely why third party certification, an accredited laboratory, and a written scope matter so much in this state, and why you should ask every company you call to name theirs.

Do you get paid by the remediation companies you refer me to?

Accepted Answer

No. We accept no referral fees, no commissions, and no financial relationship of any kind with remediation contractors, restoration companies, insurers, or real estate agents. When we give you names, they are names we would give a family member, and you are free to ignore them and hire anyone you like. A report that leads to a specific contractor who pays for the lead is not an independent report.

No. We sell inspection and testing, and nothing else. Be careful with any company offering ozone generators, fogging, miracle solutions, or mold sniffing services alongside an inspection, because those are product sales dressed as findings, and several of them have no scientific support at all.
