Orange County mold inspection and testing

Find out what is actually in your home, from a firm that never remediates.

We inspect and test only. We take no fee from any cleanup, so the report tells you what is there and what it will take to fix, not what we would like to sell you.

The inspection

What we do when we get there

Mold is usually a water problem first. Most of an inspection is finding where the water is or was, then proving what grew because of it.

Moisture meter on water stained hardwood flooring, reading 52.3 percent

Moisture behind the surface

Meters and thermal imaging find wet cavities without opening a wall first.

Close-up of a Sporecyte air-sampling pump with an Air-O-Cell cassette loaded on top, during GPMI indoor air quality testing.

Air sampling

Spore counts taken indoors and compared against an outdoor control sample.

Gloved hand taking a swab sample from mold stained hardwood at a door threshold

Surface and swab testing

Physical samples off the staining itself, sent to an accredited laboratory.

Severely decayed wood beam with white fungal rot; gloved hand collecting a swab sample, collected during GPMI accredited-lab mold sampling.

How far it has gone

Following the damage into framing and subfloor, so the scope is the real one.

Why it matters who tests

The company that finds the mold should not be the company that sells the cleanup

Be cautious of companies that both inspect and offer to do the repairs. Texas, Florida and New York prohibit it outright. California does not regulate mold inspectors at all, so nothing here prevents it, which is why it is worth asking before you book.

We only inspect and test. We never remediate, and we take no fee from anyone who does. That is the whole reason the report holds up when a landlord, an insurer, or an opposing party wants to argue with it.

How it works

Three steps, and you keep the report

1

Schedule

Tell us what you are seeing and where the property is. We give you a firm price before anything is booked, and there is no charge for the call.

2

Inspection and sampling

Usually a couple of hours on site. Moisture mapping, thermal imaging, and air or surface samples where the findings call for them.

3

Laboratory report

Samples go to an accredited independent laboratory. We walk you through the written findings and what they mean once the results are in.

Who we work with

Most of the people who call us are in one of four situations

Tenants and renters

A common reason people call. You do not need a landlord's permission to test the air inside your home, and the report belongs to you.

Homeowners

Usually a smell, a stain, or someone in the house who feels better when they are out of it. We find out whether there is anything behind it.

Attorneys

Documentation built to be read by someone who intends to argue with it, plus expert witness and deposition experience where a matter needs it.

Commercial and property

Offices, multi-tenant buildings and schools, where the question is usually who is affected and what has to happen next.

What you actually get

A report you can hand to someone else

The report is the product. It has to stand up when a landlord, an insurer, a buyer or an opposing party reads it with an interest in disagreeing.

  • Where moisture was found, and the readings behind that
  • Photographs of the affected areas
  • Laboratory results, with the outdoor control sample for comparison
  • A plain explanation of what the results mean
  • A scope of work, so anyone quoting the repair is quoting the same job

Questions we get asked

Before you book

What does an inspection cost?

It depends on the size of the property and how many samples the job needs. We will give you a firm price on the call, before anything is scheduled. There is no charge for the call itself.

I am renting. Can you still help?

Yes, and you do not need your landlord's permission to have the air inside your home tested. The report is yours to use.

Do you do the removal as well?

No, and that is deliberate. We inspect and test only, and we take no fee from anyone who does the work. It is the reason the findings hold up.

How long until I get the results?

The inspection itself usually takes a couple of hours. Laboratory results follow, and we walk you through the written report once they are in.

Do you charge more if you find mold?

No. The price is for the inspection and the testing, and it is the same whether we find something or not. Nobody here earns more from a worse finding.

What if I just want a second opinion?

That is a common reason to call, particularly when the first opinion came from a company that also offered to do the cleanup. We are happy to test independently and let the results speak.
