Newport Beach Property – Hidden Mold Found Under Kitchen Sink
Project Overview
A Newport Beach tenant discovered hidden mold beneath their kitchen sink, an area prone to dampness and water issues that can easily go unnoticed. Despite property management’s denial of mold problems, the tenant sought an independent assessment from Guaranteed Property and Mold Inspection, certified experts with over 20 years of experience, to accurately document the issue and address potential health risks.
Client’s Concern About Mold Spores
The tenant noticed a persistent musty odor and found visible mold on the cabinet interior, pipes, and surrounding surfaces. High moisture levels in kitchens can cause mold and mildew growth, which should be addressed promptly to prevent health risks. Property management dismissed the tenant’s concerns despite clear evidence.
Mold spores can trigger allergic reactions in sensitive individuals.
The tenant needed:
- Independent, certified verification of mold presence
- Professional documentation for property management
- Accurate assessment of contamination extent
- Assurance of a safe living environment
Health Risks Associated with Mold Exposure
Mold exposure indoors can cause respiratory symptoms like coughing, sneezing, nasal congestion, and throat irritation. For people with asthma, mold growth can worsen symptoms. Allergic reactions include skin irritation, itchy eyes, and a runny nose. Those with allergies, asthma, or compromised immune systems are especially vulnerable. Continued exposure can lead to infections or hypersensitivity pneumonitis, a serious lung condition.
Mold grows on walls, ceilings, carpets, and ceiling tiles, especially in moist areas like kitchens and bathrooms. Black mold is known for severe health effects and requires immediate attention.
Regular visual inspection helps identify mold problems early. Mold inspectors can detect hidden mold and recommend actions.
Our Mold Testing and Inspection Process
Our ACAC-certified inspector conducted a detailed investigation of the kitchen and adjoining areas, with a particular focus on identifying hidden mold beneath the under-sink cabinet. Using moisture meters, thermal imaging, and visual assessment, the mold inspection aimed to uncover concealed moisture and mold presence.
Findings revealed active mold growth inside the cabinet, signs of water damage from slow leaks, elevated moisture levels in the cabinet base and wall cavity, damaged particleboard and surfaces, visible fungal colonization, and an evaluation of drywall for hidden mold.
Resolution & Results
Air and surface samples were collected for lab analysis to identify mold species and levels. While mold testing was performed here, addressing moisture and visible mold is often more effective. The tenant received a detailed report with photos and lab results to support their case with property management.
